Office Interior Design at a Glance
Why Fabrication Control Matters More in Commercial Work
Office renovations run on harder deadlines than homes — every week of delay is rent paid on an unusable space. Because we fabricate carpentry in-house rather than queueing at a subcontractor workshop, the reception counter, meeting-room joinery and storage walls arrive when the programme says they will. The same factory that gives our residential work its precision gives commercial work its schedule certainty.
What We Deliver for Workplaces

Office Design and Build
Space planning, material selection, custom joinery and project management as one engagement — from first layout to handover, with a single point of accountability throughout.

Office Renovation
Reworking an existing office — front-of-house, meeting rooms, workpoint layouts and storage — phased where the business needs to keep operating through the works.

Front-of-House That Represents the Brand
Reception counters and client-facing areas are where joinery quality is most visible. Ours is designed and fabricated by the same team, which shows at the corners, the reveals, and the finish.
What Drives Office Renovation Cost in Singapore
Commercial budgets swing on a few levers: floor area, how much mechanical and electrical work the space needs, the proportion of custom joinery versus loose furniture, and whether works are phased around an operating business. We scope all four explicitly at proposal stage — an itemised commercial quote you can compare, not a lump sum you have to take on faith.

Office Interior Design by Workplace Type
“Office” covers briefs that behave very differently once planning starts. Each of these asks for a different balance between openness, enclosure and storage:
- SME headquarters
One floor doing everything — reception, meetings, focused work, and a pantry that doubles as the social centre. The planning challenge is fitting all four in without the space reading as a corridor.
- Hybrid and shared-desk offices
Fewer fixed workpoints, more bookable rooms and phone booths. Acoustic separation matters more here than floor area, and it is what most fit-outs underestimate.
- Client-facing offices
Professional services, clinics and consultancies, where the first three metres carry the brand. Reception joinery, lighting and material quality do the work.
- Showroom-office hybrids
Product on display with a working team behind it, and a clean visual break between the two.
What Office Interior Design Costs in Singapore
Commercial work is usually quoted per square foot, and the spread is wide because the brief varies so much. As broad market orientation — not a quote, and not our price list:
| Fit-out level | Typical range |
|---|---|
| Cosmetic refresh — paint, carpet, lighting, light reconfiguration | S$30–S$60 psf |
| Standard fit-out — partitioning, ceiling, M&E, carpentry, meeting rooms | S$60–S$120 psf |
| High-spec or HQ fit-out — bespoke joinery, premium finishes, integrated AV | S$120–S$250+ psf |
For a 2,000 sq ft office at a standard level, that commonly means S$120,000 to S$240,000. What moves the number most is the condition of the unit and how much mechanical and electrical work it needs — not the finishes people usually worry about first. We break all of it out in an itemised quote after a site visit, so you can compare like with like.

Office Interior Design Questions, Answered
How long does an office fit-out take?
Most run six to twelve weeks on site from confirmed design. Add roughly four to five weeks before that for site assessment, design and quotation, and a further two to four weeks where landlord or authority approvals are needed. Long-lead items such as bespoke joinery and specified lighting are ordered during design, not when the installer arrives.
Can we stay open during the renovation?
Usually, yes. Where the floor plate allows, we phase the works and decant the team section by section, scheduling noisy work around your operating hours. It extends the programme slightly — a trade-off we price and agree at planning stage rather than improvise on site.
Do we need landlord approval?
In almost every commercial tenancy in Singapore, yes. Most buildings want drawings approved before works begin, a refundable fit-out deposit, insured contractors, and works kept to set hours. Worth confirming before the design is finalised, because these rules shape what is buildable.
What is a reinstatement clause, and why does it affect the design?
It is the lease obligation to return the unit to its original condition when you move out. It matters at design stage because everything you build is something you will later pay to remove. Designing with the base building rather than against it is the cheapest way to reduce that future bill.
Do you handle both design and construction?
Both. The same team that develops the design manages construction through to handover, and the carpentry is fabricated at our own factory. That removes the gap where a design firm hands off to a separate contractor and details get lost in translation — and it gives you one point of accountability when a decision is needed on site.
