Condo lofts are some of the most rewarding homes to design in Singapore, and some of the easiest to get wrong. A double-volume living room, a mezzanine level, or a duplex staircase is not just extra floor area — it is a piece of architecture that has to be planned around light, sightlines and how a family actually moves through two levels.

As The Loft Builder, IS Design Studio designs and builds loft condos end to end: the spatial planning, the staircase as a design feature in its own right, and the carpentry that rises with the room. Every project is fabricated at our own factory, so the precision a loft depends on stays with the team that designed it.

In a loft, the staircase is the room’s centrepiece, not an afterthought. We design it in timber, metal or both, often with storage built into the structure.

Double-height spaces live or die by lighting. We layer ambient, task and feature light across both storeys, planned for comfort as much as drama.

Condo Loft Questions, Answered

Can I add a mezzanine to a condo unit that was not built with one?

Sometimes — it depends on the development. Adding a new platform needs management corporation (MCST) sign-off and, for anything structural, professional engineering input and the relevant approvals. Some developments do not allow it at all. We assess this honestly before any design work begins.

What is the difference between a loft condo and a duplex?

A loft condo typically has a double-volume ceiling with a mezzanine platform above part of the floor plan. A duplex has two full, separate storeys connected by an internal staircase — generally the larger of the two canvases.

How do you light a double-height space without it feeling cold?

Layering. We combine ambient, task and feature lighting across both levels, plan blinds and glazing for heat and glare, and use warm material choices so the volume feels considered rather than cavernous.

How long does a condo loft renovation take?

Most loft and duplex renovations take 12 to 18 weeks from confirmed design to handover, depending on the extent of carpentry and any structural work. We map a realistic timeline at the proposal stage.
